Mr. Abu Zaied is a certified environmental and engineering professional with a strong foundation in waste management, safety, and quality systems. He holds a Certified Environmental Professional in Scheduled Waste Management (CePSWaM) from the Department of Environment, Malaysia (2017), and is recognized as a Graduate Engineer (Jurutera Siswazah) by the Board of Engineers Malaysia (2015). His commitment to safety is further reflected in his certification in First Aid and Cardiopulmonary Resuscitation by the Malaysian Red Crescent Society (2015).

With additional expertise in quality and environmental systems, Mr. Zaied has completed training in ISO 9001:2008 Transition with Neville Clarke International (2009) and has a solid understanding of Environmental Management Systems (EMS) through Strategic Management and Consultant (2005). His technical capabilities also include Non-Destructive Testing, acquired through the Malaysian Iron and Steel Industry Federation (2004).

Mr. Zaied’s diverse qualifications underscore his comprehensive approach to environmental compliance, workplace safety, and operational excellence.

Job Description and Responsibilities:

a) Follow all requirements in Strata Management Act 2013 for this
building. Prepare, coordinate and compile all required documents
and report for AGM and EGM before and after meeting. Prepare
necessary documents to COB for their record and verification.

b) Oversee the safety of residents by ensuring building is free of
hazard.

c) Supervise the activities of janitorial and groundskeeping staff to
ensure delivery of proper cleaning and upkeep services.

d) Oversee the maintenance and repair of building facilities such as
electrical and plumbing installations. Contracting professionals for
repairs as needed.

e) Evaluate the functionality of fire quelling equipment and systems to
ensure they are operational and able to resist a fire outbreak.

f) Set and implement building policies and regulations useful in
managing the general behaviour of tenants/residents of an
apartment.

g) Verify accounting and management reports during monthly meeting
to JMB. Prepare minutes and reports for meeting.

h) Ensure the safe delivery of a building project by collaborating with
building professionals to design and plan the processes and
specifications necessary for completing a building project.

Mr. Abdul Kafi is a skilled property management professional with hands-on experience in building operations and administrative support. His career began with roles as a Building Manager at PPT and Larkin Heights under SA Property Management Sdn. Bhd. in Johor Bahru, where he was responsible for overseeing daily facility operations, coordinating maintenance activities, and ensuring resident satisfaction.

He later progressed to the role of Assistant to the Operations Manager from June 2016 to August 2017, gaining valuable experience in managing multiple sites, supporting operational planning, and assisting with the execution of service contracts and vendor coordination. Mr. Kafi’s practical knowledge and on-the-ground experience make him a reliable contributor to efficient and well-managed properties.

Mr. Lai Fong Wai is a seasoned professional with over four decades of international and domestic experience spanning education, manufacturing, textiles, and property management. He holds a Certificate from the Institute of Work Managers (UK) and began his career in Malaysia and Singapore in roles ranging from teaching to managerial positions in industrial and corporate sectors.

From 1988 to 2015, Mr. Lai held senior regional roles across Asia, the Middle East, and Europe—including positions as QA Manager, Regional Manager, and General Manager with globally recognized firms such as Li & Fung, VF Asia, Dodwell, and Queen South. His work took him across countries including Bangladesh, India, China, Turkey, Vietnam, and the UAE, where he oversaw quality assurance, operations, expansion projects, and multinational teams.

From April 2015 to September 2017, Mr. Lai transitioned to property and facilities management as Building and Operations Manager with SA Property Management Sdn. Bhd., managing residential developments such as Pangsapuri Persiaran Tanjung, Lake View (Austin Perdana), and Cube 8 Teens in Johor Bahru. His extensive leadership experience and global perspective bring a high level of professionalism and strategic insight to every project he leads.
